Mortgage advice shouldn’t feel like a foreign language.

I’m Jasmyne Inkrote, a mortgage broker with Edge Home Finance, and I help buyers figure out what’s actually possible when it comes to homeownership.

Not the fluffy version.

The real version.

The version that looks at your income, credit, savings, debt, goals, timeline, and says, “Okay, here’s where you are. Here’s what needs work. Here’s the plan.”

Because buying a home is a big deal, and you deserve to understand what’s happening before you sign anything.

I don’t believe in making people feel dumb for not knowing this stuff.

Most people weren’t taught how mortgages work.

They weren’t taught how credit impacts buying power.
They weren’t taught what lenders actually look for.
They weren’t taught the difference between prequalified and preapproved.
They weren’t taught how down payment assistance works.
They weren’t taught what to do after being denied.

So when someone comes to me confused, nervous, embarrassed, or overwhelmed, I don’t judge them.

I educate them.

That’s the whole point.

My job is to help you make a smart move, not just get a mortgage.

Yes, I help with FHA, VA, USDA, conventional loans, refinance options, and mortgage readiness.

But the bigger goal is helping you understand your numbers and make a decision that fits your life.

Sometimes that means you’re ready now.

Sometimes it means we need to build a plan for the next 3, 6, or 12 months.

And I’m okay with that.

I’d rather tell you the truth and help you prepare the right way than rush you into something that doesn’t make sense.

Who I help

I work with:

First-time homebuyers who don’t know where to start.

Buyers who were denied and need a second look.

VA buyers who want to understand their benefits.

Move-up buyers who need to know if they should sell first, buy first, or use equity.

Homeowners thinking about refinancing, tapping into equity, or making their next move.

Realtors who need a lender partner who communicates, educates, and helps keep deals moving.

Why I do this

Homeownership can change a family’s options.

It can create stability.
It can create wealth.
It can give your kids a different starting point.
It can help you stop feeling like you’re just paying bills and hoping something changes.

But I also know homeownership can feel out of reach when nobody slows down and explains the process.

That’s why education is such a big part of my business.

I don’t want you guessing. I want you informed.

A little more about me

I’m based in North Carolina and serve buyers across NC and VA.

I’m a wife, mom, mortgage broker, educator, and someone who cares deeply about helping people get access to the information they need before making one of the biggest financial decisions of their lives.

I’ve helped families buy homes, rebuild after being told no, understand their loan options, and create a plan when they weren’t quite ready yet.

And I’m still very clear on this:

A “no” from one lender doesn’t always mean no forever.

Sometimes it just means you need a different strategy.

Here’s what working with me feels like

You’re not going to get vague answers and lender talk.

You’re going to get clear steps.

You’ll know what documents are needed.
You’ll know what your numbers mean.
You’ll know what could hold you back.
You’ll know what options may be available.
You’ll know what to focus on next.

I’ll tell you what’s realistic, even when it’s not the answer you wanted.

Because that’s what you actually need from someone handling your mortgage.

Ready to see what’s possible?

Whether you’re ready to buy now or you’re trying to get prepared, the first step is knowing where you stand.

Schedule a homebuyer consultation and let’s look at your numbers together.
